Lending Guidelines
Commercial financing is complex, and no single rule applies to every deal. While a traditional 75% loan-to-value (LTV) may suit one transaction, another may require a higher or lower ratio depending on the specifics. We evaluate each deal holistically, considering use of funds, exit strategy, and sponsor support alongside collateral.
We prioritize deals with clear exit strategies within 12 months but remain open to longer-term holds that align with our investment criteria. Our focus is on supporting transactions that foster financial stability and growth for all parties involved.
Deal Submission Guidelines
At Iron Gate Capital, we aim to provide efficient and tailored lending solutions. To help us evaluate your deal effectively, please include the following:
- Purpose of Funds: Clearly outline why the financing is required and how it will be used.
- Property Details: Include an appraisal “as-is” with recent comparables.
- Borrower Background: Share historical and projected cash flow for owner-operators, rent roll and cash flow for investment properties, or development experience for redevelopment projects.
- Personal Guarantors: Provide net worth and ability to repay if needed.
- Exit Strategy: Specify how the loan will be repaid—through bank financing, sale, or other means. If longer than 12 months, explain why.
